The position is responsible for managing the operations of a designated Secure car park. The prime objectives of the position are maintaining the sites and to ensure all inspections are completed and to provide both the customers and the client/landlord with the highest level of service by appropriate management of staff, facilities and equipment.


Customer Service
* Manage all customer service enquiries, complaints, incident reports and claims in an efficient and timely manner
* Ensure all staff on site deal with the customer in the most cost effective manner
* Property Operations
* Demonstrate leadership and direction by setting clear goals and expectations and by revising local operating procedures and then monitor performance of staff in the car parks and field services
* Maintain strict adherence corporate objectives in the quality standards for car park presentation with respect to facilities and equipment
* Prepare and recommend quarterly plans for cost reduction initiatives and improved car park operational performance
* Monitor adherence to all financial transaction policies and procedures (including cash handling, permanent passes, credit vouchers, validations advantage parker etc.).
* Conduct Condition Reports with Service Delivery Manager when we acquire new managed or leased car parks
* Respond to, implement and monitor recommendations made by their Service Delivery Manager
* Ensure signage is relevant at all times

Staff Management and Development
* Supervise and evaluate staff, enforce presentation standards, assist with recruitment, conduct performance reviews, performance management and resolve issues.
* Submit roster requirements for allocated car parks to ensure business demands are met within budgetary guidelines.
* Implement and monitor Human Resources policies and procedures, including Standard Operating Procedures (SOPs).
* Implement staff development initiatives including the CSO induction and on and off the job training (where directed).

Other Duties
* Maintain strict adherence to Occupational Health and Safety policy requirements including active participation in OH&S toolbox/committee meetings, WHS inspections, monthly site risk assessments, incident management, claims and return to work programs.
* Establish and maintain effective and harmonious work relationships with colleagues and supervisors for the smooth operation of the car park.
* Demonstrate and promote a commitment to the principles of equal opportunity in the workplace.
* Participate in staff training and development activities to assist in the achievement of individual and work objectives. This includes an expectation that all employees will learn and utilise new technology.
* To recommend, initiate and implement key operational signage within Corporate guidelines to replace existing or introduce new improved signage throughout car parks.
* Ensure key car park signage is relevant to actual day part, LED signs operational and well positioned to achieve desirable results.
* Conduct frequent inspections on equipment, general maintenance, maintain consumables and report job requests to technicians, equipment providers and Service Delivery Manager.
* Conduct car park inspections, report maintenance requests and complete register for Service Delivery Manager and relevant contractors.
* Conduct car park counts with CSO team as required and make recommendations for rates/quotas to ensure car park efficiencies, customer satisfaction and revenue maximised.
* Liaise with Service Delivery Manager to update and improve CRI to ensure sufficient detail provided for Contact Centre to answer all car park related enquiries.
* Assist, test and implement rate tariff checks to ensure equipment, signage and website are accurate. Communicate results to Service Delivery Manager and relevant CSO teams.
* Maintain required stock levels for assigned car parks for tickets, cleaning supplies, stationary and signage.
* Undertake other reasonable duties as assigned and appropriate.

* Management or supervisory experience in a retail or service environment.
* Demonstrated ability to effectively lead, motivate and manage a team of staff at the operations level
* Demonstrated ability to provide consistent, high quality management input into the business on a daily basis
* Demonstrated achievement of a strong customer focus culture amongst supervised staff
* Demonstrated effective communication skills
* Demonstrated ability to identify and resolve operational issues
* Demonstrated knowledge and application of legislative standards for OH&S and Industrial Relations.
* Demonstrated ability to work to deadlines and under pressure
* Ability to contribute to the efficiency and profitability of the business
* Competency in Microsoft Office
