JOB DESCRIPTION
High end Units and Project Housing.
POSITION DESCRIPTION- Direct and oversee day to day construction operations on site
- Management of site based staff and subcontractors
- Management of site safety
- Programming and scheduling of works
- Ensuring project delivery is in accordance with agreed budget, quality measures and time deadlines
- Interpret building plans, regulations and codes of practice in order to direct the progress of work and monitor compliance with construction documents
- Calculate costs and estimate completion times to prepare tender bids and to deal with contract variations
- Arrange supplies of material and equipment
- Draw up detailed programs for site works and the coordination of building workers,
- Negotiate with subcontractors and make reports to construction manager
- Good communication skills

- Technical aptitude
- Report to Senior Management on all allocated project team, budgets, design, construct, program, schedule and progress;
- Manage one or more multiple projects in accordance with company process and systems;
- Acting as a liaison point for all activities related to the project from design, construction and completion;
- Liaise, manage with OHS officer the review of project risks, registers and safe work method statements;
- Management of contracts, control and co-ordination of design, construction, and administration, including all aspects of project management
- Controlling the projects through the preparation and maintenance of the required procedures and adhering to all codes and guidelines;
- Develop, provide and maintain all project documentation to a high standard with supporting documentation/administration on decision making process, approvals, design solutions and time management;
- Management and lead the project team from contract administrator’s, site foreman’s, subcontractors and sub consultants;
- Prepare and present monthly progress reports on all projects to Senior Management;
- Specify, prepare and monitoring critical paths and dates for allocated projects both long term and short term programs are achieved;
- Build, develop and maintain key project and company stakeholders;
- Manage and identifying project risks, issues and escalate as appropriate with Senior Management approval;
- Identifying project deviations and implementing corrective action in a timely matter;
- Ensure, establish and maintain all project communication and record keeping for the projects is up to date;
- Provide review, approval and responsibility on acceptance of project design and construction works, claims & changes from initial project initiation, progress, completion/handover and commissioning
- Leading and managing activities to ensure that all relevant documentation is complete;
- Meeting records management, quality assurance and other policy obligations associated with the project;
- Managing and ensuring that all project trade, supplier, consultant contracts are executed to the terms and condition of the company;
- Monitor construction progress onsite and report to Senior Management as required
- Provide approval, review, checks and ensure all project documentation are available prior to approval on claims & invoicing as follows;
- Relevant insurances and certificates
- As built are correctly issued when required
- Review any non-conformance and safety matters are not outstanding
- Maintain all approvals and inspections are available for the project
- Obtain and review all maintenance manuals & warranty cards are provided prior to completion
- Address and check all projects defects are managed and approved by relevant parties
- Any other accounts and site issues listed or raised by company staff
- At all times represent the company with highest professional approach, management and quality in all aspect as a Project Manager;
- Perform other tasks, duties & acting roles to assist with company development, improvements as requested by Senior Management.
